DealMachine Pricing 2026: The True Monthly Cost
DealMachine's real 2026 cost: every plan, lead limit and mail rate verified at the vendor's own page -- plus the metered costs the sticker price hides.
How we priced this
This is desk research, not a paid-subscription review. We read DealMachine’s public pricing page and help center, verified every figure on 2026-07-16, and did the cost arithmetic ourselves from those published rates. We have not paid for a DealMachine subscription, so we make no claims about hands-on use. Where a number is not published, we say so instead of borrowing one from another blog.
On the conflict of interest, plainly: DealMachine pays us a commission if you subscribe through our link. That is exactly why this page leads with the cost it adds rather than the plan it sells, and why the verdict above tells you when to skip it. The verdict is written before the link, per our methodology.
What DealMachine costs

Annual billing saves about 17% on every tier. Beyond Pro Plus, pricing is “contact us” — the one place DealMachine stops publishing a number.
Unlimited skip tracing is included on all three plans, and this is the genuinely unusual part. Every plan advertises unlimited contact info, phone numbers and email addresses at no extra charge, with no published fair-use cap we could find (DealMachine help center, verified 2026-07-16). For comparison, PropStream charges about 12 cents per contact (PropStream, verified July 2026). If you skip trace heavily, that difference alone can justify the plan.
What is not in each plan
The tier gaps are about workflow, not data:
- Starter has no route planning, no custom mail designs, and no mail sequences. If you drive a planned route or run multi-touch mail, Starter will fight you. This is the real reason to move to Pro, not the lead limit.
- Pro adds route planning, custom mail designs, mail sequences and street view.
- Pro Plus is a seat-count and volume play (6 users, 120,000 leads, cheaper mail). It buys you a lower per-piece mail rate, which only matters at volume.
Lead limits are generous enough that most solo investors will never reach 20,000. Do not upgrade for leads. Upgrade for seats, routes, or a cheaper mail rate.
The mail is the bill
Here is the part the sticker price hides. Skip tracing is free, but direct mail is metered, and at any real campaign volume it dwarfs the subscription.
Doing the arithmetic on DealMachine’s own published rates:

At 500 pieces a month the mail costs 2.2x the subscription. At 2,000 it is over 5x. Anyone comparing DealMachine to a competitor on the plan price alone is comparing the wrong number. Bulk deposits bring postcards down to roughly 55c, which helps at volume but does not change the shape of the bill.
Two terms to know before you sign
1. The trial auto-reload cannot be switched off. The free trial runs 7 days from signup and includes free skip tracing plus $5 in marketing credits. DealMachine’s help center then states: once the initial $5 is used, the account “will automatically reload with $50 in additional marketing credits” and “this auto-reload feature cannot be disabled” (DealMachine, verified 2026-07-16). That is a real term, published plainly, and it is the most common source of the trial-billing complaints in app-store reviews. If you start a trial and mail anything, expect a $50 reload.
2. The dialer rate is not published. DealMachine’s pricing page lists plan prices and mail rates but no dialer per-minute or AI-voicemail cost. Third-party blogs quote per-minute figures, but the help-center articles they cite returned 404, and the dialer collection returned 401, when we checked on 2026-07-16. We are not going to repeat numbers we cannot verify at the source. Ask DealMachine for the current dialer rate in writing before you build a calling workflow on it.

We re-verify this page monthly and log every change here. Historical snapshots were not retrievable from our environment, so this log starts at today’s verified baseline rather than a reconstructed history we cannot source.

Who should actually pay this
- You drive, and skip tracing is your biggest line item. DealMachine is the strong buy. Free unlimited skip tracing on a $99/mo annual plan is the best version of that trade on the market.
- You want data and filters, not driving. You are buying the wrong tool. PropStream is cheaper at entry and does the desk research DealMachine is weakest at — see DealMachine alternatives. PropStream pays us nothing.
- You mail heavily and the metered costs are the problem. Understand that no plan fixes this; mail is priced per piece at every tier. The free county-records method in driving for dollars reproduces the sourcing loop for nothing, and you mail only what is worth mailing.
- You are a team of 4-6. Pro Plus at $232/mo annually is $39/user, which is genuinely cheap for six seats. This is the tier that quietly makes the most sense.
